1. Plan Selection / Purchase
Agreement
First step, select a
neighborhood, lot, and plan. A Classic Century Homes sales representative will
assist you by preparing the purchase agreement, filling in details such as
names, address, and financing, and answer your questions concerning earnest
money, closing requirements, and warranties. The purchase agreement reserves
your lot, plan, and price once submitted and approved by the corporate office.
2. Loan Application / Credit Approval
Once the purchase agreement has
been signed you should immediately schedule an appointment with an approved
lender to obtain “pre-approval” or a Loan
Commitment, which will be required to start construction. During the loan application
you will have the opportunity for all of your questions concerning financing,
closing cost estimates, and payments to be answered.
3. Color Selections /
Options / Upgrades

Also, as soon as possible after
signing the agreement to purchase, it is important to identify and make color
selections, including any upgrades you may be considering. These selections should be made no later
than 5 days after signing to avoid additional costs due to construction delays
and/or plan changes. Your community sales person will explain this process,
requirements for upgrade deposits, and the importance of your timely choices.
4. Plans/ Permits / Construction Start

After you have received credit
approval with the Lender and made all color selections, changes, and upgrades
affecting the site plan, the builder will take the necessary steps to obtain
all permits to begin construction. This process requires the participation of
many individuals… lenders, surveyors, planners, and inspectors, so it may take
several weeks before you notice any construction activity at the site. Once
started your sales representative will keep you informed of the progress and
even schedule a walk through with you at the framing stage, just prior to the
home being sheet rocked.
5. Walk Through / Orientation
After construction is complete,
and, after Classic Century Homes has performed it’s own quality
assurance inspection you will be asked to attend a walk through and orientation
of your home. Now is when all mechanical operations will be explained,
warranties reviewed, and suggestions for
home maintenance provided. This orientation is very important and will
require a minimum of 1 hour to complete. Orientations are scheduled only Monday
through Friday, 8:00a.m.-4:00p.m.
6. Final Details / Closing

After orientation your sales representative will provide
you with important closing information including directions to the Title
Company, reminders about insurance, the need for a cashiers check at closing,
utilities, and obtaining house keys. Closings usually occur within a few days
of your walk through and orientation. Because the Title Company is always full
several days in advance you should call as soon as possible after orientation
to tentatively schedule your closing.
